A real number in writing, with the closing date you asked for. No obligation. If you'd rather list it on the open market, we'll tell you that too — sometimes that's the better answer, and we'd rather say so.

Is the offer really no-obligation?
Yes. You can take the offer to your attorney, sit on it, use it as a benchmark against a listing, or throw it away. There is no fee and nothing to sign to get one.
Do I have to clean out the house?
No. Take what you want and leave the rest — furniture, appliances, whatever's in the attic. Clearing the property is our cost, not yours.
How is the offer calculated?
We look at what comparable houses in your area have actually sold for in good condition, then subtract what it will cost us to get yours there, the carrying costs while we do it, and our margin. We'll walk you through that math on the call rather than presenting a number out of thin air.
Will the number change after the walkthrough?
Our practice is to look at the property before we give you a firm number, precisely so it doesn't. If we find something genuinely hidden — an oil tank underground, structural damage behind a wall — we'll show you what we found and explain the adjustment. You are free to walk at that point.
How fast can you close?
Because there's no lender and no appraisal contingency, the limit is usually title work and your attorney's schedule — often around three weeks. If you need longer, we'll close when you're ready. Plenty of our sellers pick a date months out so they can line up their next place.
What if I still owe money on the house?
That's normal and it's not a problem. Your mortgage gets paid off out of the proceeds at closing, the same as any sale. If you owe more than the house is worth, tell us early — there are still options, they just take longer.
Any figure we share is a purchase price we are prepared to pay for your property — it is not an appraisal, an automated home value, or a certified opinion of market value, and it may not be used as the basis of value in a mortgage origination.
